Florida Retirees Face Condo Assessment Risk
A recent report said older Florida condo assessments can range from ~$50K to >$100K, creating large short-term costs beyond routine insurance budgeting.
Qualifying Florida condo buildings three stories or taller may need milestone inspections at 30 yr, sometimes 25 yr near salt water, then every 10 yr.
Current Florida rules generally require reserves for key structural components, and owners generally cannot waive them, so underfunded buildings may use special assessments or loans.
Selling may not erase the issue: unresolved repairs or assessments can shape negotiations, and condo contracts now must flag missing required inspections or reserve studies.
For older Florida condos, review the latest reserve study, inspection findings, reserve funding, association records, approved assessments, possible new charges, and fee history. -
Florida home permits rebound 28% in August
August brought a surge in new-home activity across Florida, with 7,842 permits issued—a 28% jump from July and nearly $2.9 billion in construction value. Tampa and Southwest Florida led the way, accounting for more than half of those permits, while Southeast Florida topped the charts for average permit value. As someone who’s spent the last decade guiding buyers and sellers through the ups and downs of our market, I see numbers like these as more than just statistics—they’re a sign of strong demand and new opportunities, especially for families looking to make a move or invest in their future. My goal is always to help clients make sense of shifts like this, whether you’re weighing your options as a buyer or considering the right time to sell. Clear information and steady support—that’s how we turn market changes into confident decisions.

Homeowners report greater financial satisfaction
It’s interesting to see that 68% of homeowners feel more financially satisfied than non-homeowners (47%), even though 42% still find themselves living paycheck to paycheck. There’s also a strong connection between purchasing a home by age 30 and having a 22.5% higher net worth by age 50, though it’s clear that high housing costs can sometimes limit the ability to save. As someone who’s spent years guiding people through these decisions here in Northeast Florida, I know there’s no one-size-fits-all answer. My goal is to help you understand these numbers in the context of your own goals and local market realities, so you can move forward with clarity and confidence—never pressure. Honest advice, steady guidance, and a clear path are the foundation of how I approach every step in your real estate journey.

Florida Buyers Seek Energy-Resilient Homes
Over the years helping folks buy and sell in Northeast Florida, I’ve seen priorities shift—especially when it comes to energy-resilient homes. After one local community’s homes stayed powered through a major hurricane, interest in durable, self-sufficient properties soared. Buyers aren’t just looking for lower utility bills; they want peace of mind knowing their home can weather power outages and keep daily life on track. Of course, the upfront cost of installing resilient features can give some people pause, but state and local incentives might help offset those expenses. Builders and insurers are adapting, too, seeing resiliency as a smart investment that can boost a home’s long-term value. As someone who guides clients through every step of the process, I’ve found these practical considerations are becoming just as important as location or price—especially for those who value stability when the unexpected hits.

Florida Listings Below Purchase Price
Lately, I’ve noticed a real shift in the Florida housing market—more than 1 in 10 active listings are now priced below what the seller originally paid. In some areas, nearly half the homes for sale have already had price reductions, and we’re seeing seller concessions become more common. This comes after a period of rapid price growth, then softer demand, higher interest rates, and more homes on the market—factors that have led many sellers to re-evaluate their expectations. Some folks who bought at the peak are choosing to accept smaller proceeds just to make a move, lower their carrying costs, or relocate to a place that’s a better fit for their needs. As a Northeast Florida REALTOR®, my priority is helping clients navigate these changes with honest advice and steady guidance, so you always know where you stand. Right now, it’s clear more sellers are open to adjusting their prices to move forward, and I’ll continue keeping a close eye on these trends to help you make confident decisions.

Jacksonville Homebuilding Meets Affordability
Jacksonville has just earned top marks for balancing home affordability with active homebuilding—one of only 10 metros out of the nation’s 100 largest to do so. What does this mean for folks here in Northeast Florida? Simply put: our city is managing to keep homes within reach for local buyers, while also building enough new homes to keep up with demand. Jacksonville even outperformed the broader state in this latest scorecard for 2026. Economists point out the cities that get this right are making sure today’s buyers have real options, and tomorrow’s buyers aren’t priced out. As someone who’s spent years guiding buyers and sellers through the ups and downs of our local market, I know how much it matters to have both affordable choices and a steady supply of homes. Policies like flexible zoning and streamlined permitting aren’t just buzzwords—they help regular people get into homes they love, without the stress. It’s another reason why owning a home here can still feel possible, and why I’m proud to help my clients navigate the Jacksonville market with confidence.
